Postupné zvyšování cen paliv a energií se stále zrychluje a tento trend bude zřejmě pokračovat i v následujících letech. Cena elektrické energie v ČR vzrostla od roku 2002 do konce roku 2005 o plných 42 %. K nárůstu cen elektrické energie došlo v roce 2005 např. také v sousedním Německu, pro některé spotřebitele až o 30 %. Na základě těchto faktorů lze předpokládat v průběhu příštích pěti let vzestup cen elektrické energie na úrovni cca 12 18 % p.a. a tepla v rozmezí 6 12 % p.a. Tento vývoj se jednoznačně promítne také do zvýšení provozních nákladů budov, zejména v závislosti na stupni energetické náročnosti provozu. Pokud má provozovatel objektů dlouhodobě uspět v silně konkurenčním tržním prostředí, bude se muset v daleko větší míře zaměřit na minimalizaci vlivu růstu cen energií na každodenní provoz budovy. Current trends in the operation of intelligent buildings The sharp rise in energy and heating consumption values coupled with steadily increasing price relations in terms of these commodities signifies a notable incentive for the owners and operators of commercial and residential properties and hotels to look for new ways of resolving the issue of operational cost reduction and the possibility of utilizing a suitable automation systems concept for intelligent buildings. High increases in energy prices A continuously sharper rise in fuel and energy prices has been recorded since 1996 as compared with the period from 1989 1995. Furthermore, following the Czech Republic s accession to the EU, substantial one-off price fluctuations have also been recorded such as the rise in the price of gas in autumn 2005 by 20% etc. There has been a constant, gradual acceleration in the rise in fuel and energy prices, with this trend also apparently set to continue in the coming years. A full 42% increase in the price of electrical energy was Kuala Lumpur International Airport, Malaysia recorded in the Czech Republic in the period from 2002 to the end of 2005. This development will also be clearly projected in an increase in the operating costs of buildings, depending primarily upon the level of energy intensity in terms of operations. If building operators are to succeed in the long term in this highly competitive market environment, they will have to focus to a far greater extent on minimising the impact of the growth in energy prices on the day-to-day running of the building. Heating and electrical energy cost cutting options The purchase price, implemented rents and operational costs, in particular, represent the key economic factors in the development of commercial buildings; return on investment, profits, etc. can be analysed through a comparison of these values. The level of operational costs in relation to the project s overall economic result is currently rising significantly. Nowadays operational costs can be controlled in a relatively effective manner by means of sophisticated methods (e.g. through the use of special programs for Facility Management). In an truly intelligent building the measurement and regulation (MaR) system can be used very effectively to lower costs for heating, lighting, electrical energy, etc. All of the information necessary to operate a building can actually be inserted into the building s control system (MaR); information from other subsystems such as the access system can also be utilized successfully. An evaluation of the acquired data enables a suitable regime to be chosen for the operation of the building according to concrete needs and requirements and the resulting consumption optimization. It is currently possible, but still by no means common, to regulate electrical energy consumption as well using the MaR system for example, to regulate the timely disconnection of unnecessary electrical charge, i.e. correctly define and analyse the electrical energy consumption curve. Likewise, the economic advantages of continuous lighting control are still not sufficiently utilized to date. Only a limited number of companies offer solutions which simultaneously incorporate systems designed to reduce energy consumption for heating, ventilation and air-conditioning, access alarm systems while at the same time providing systems for controlling and monitoring the consumption of electrical energy. You can count the manufacturers of these complex integrated systems on one hand and such systems are primarily the domain of large multinational companies. Váha provozních nákladů na celkový ekonomický výsledek projektu se v současné době významně zvyšuje. Provozní náklady lze dnes již poměrně efektivně řídit pomocí sofistikovaných metod (např. pomocí speciálních programů pro facility management). 1998 1999 2000 Schéma Zdroj: Schneider Electric 2001 2002 2003 2004 2005 V opravdu Inteligentní budově lze ke snížení nákladů na vytápění, osvětlení, elektrickou energii atd. velmi efektivně využívat systém měření a regulace (MaR). Do systémů řízení budovy (MaR) je totiž možné vpravit takřka veškeré informace nutné k řízení budovy, úspěšně lze využít také informace z dalších subsystémů, jako např. systému přístupového. Vyhodnocení získaných dat umožní zvolit vhodný režim provozu budovy podle konkrétních potřeb a požadavků a následnou optimalizaci spotřeby. V současnosti je možné, ale stále nikoliv běžné, pomocí systému MaR řídit i spotřebu elektrické energie např. regulovat včasné odpínání nepotřebných elektro zátěží, tzn. správně definovat a rozložit odběrový diagram spotřeby elektrické energie. Rovněž se prozatím stále dostatečně nevyužívají ekonomické výhody plynulého řízení osvětlení. Řešení zahrnující současně systémy pro snížení spotřeby energií pro vytápění, větrání a klimatizaci, přístupové zabezpečovací systémy a zároveň systémy pro řízení a monitoring spotřeby elektrické energie nabízí pouze omezený počet firem. Výrobce těchto ucelených komplexních systémů lze spočítat na prstech jedné ruky a jsou doménou zejména velkých nadnárodních společností. Úspory v přípravné fázi výstavby Z hlediska majitele či provozovatele objektů je důležité zvážit synergii využití uceleného systému a znásobení možných úspor (teplo + elektrická energie) již při vlastní přípravě staveb a nespoléhat při návrhu řídicích systémů budov pouze na řešení generálního dodavatele stavby, který je zpravidla motivován především hodnotou investičních nákladů výstavby. Již v projekční fázi lze zvolit pro řízení budovy skutečně komplexní systém umožňující při následném provozu objektu významné snížení spotřeb jak tepelné, tak elektrické energie. Plná kompatibilita a otevřenost systémů je základní podmínkou Velmi významnou roli při definování požadavků na komfortní řízení hraje tzv. kompatibilita jednotlivých systémů pro řízení technologií, zabezpečení budovy a monitoringu spotřeby energií. Technicky lze tuto kompatibilitu různých systémů zajistit v podstatě třemi způsoby. Za prvé využitím zařízení od jednoho výrobce s uzavřeným komunikačním protokolem, což však přináší pro developera velké riziko trvalé závislosti a logicky pro něj jako pro zákazníka není nejvýhodnější. Za druhé je možno volit použití kombinace různých výrobků a systémů různých dodavatelů komunikujících na rozličných platformách. V tomto případě hrozí komplikace u dosažení plné kompatibility a dokonce i nemožnost optimalizova-
Savings in the planning phase of development From the point of view of the building owners or operators it is important to consider carefully the synergy of utilizing an integrated system and increasing several fold the possible savings (heating + electrical energy) at the planning phase of development and not to rely merely on the control systems solution proposed by the general contractor who, as a rule, is primarily motivated by the capital expenditure of the development. As early as the design development phase an extremely complex system can be chosen for building control which will enable a considerable reduction in the consumption of both thermal and electrical energy during the ensuing operation of the building. Full compatibility and system openness is the basic prerequisite The so-called compatibility of the individual systems in terms of control technology, building security and energy consumption monitoring plays a very significant role in defining the requirements for user-friendly control. Technically, the compatibility of the various systems can be guaranteed in essentially three ways. The first option is to use a system from one of the manufacturers with offers a closed communications protocol. For the developer, however, this involves the great risk of permanent dependency and logically is not the most beneficial solution for either developer or customer. The second is to choose to use a combination of the various products and systems offered by various suppliers communicating on diverse platforms. In this case there is the danger of complications when arriving at full compatibility and even the inability to optimise the system as a whole. Frequently additional investment costs are also incurred due to the converters necessary to link up the various systems. (Paradoxically, this method of control system implementation is very widespread in the Czech Republic in the case of the construction control by the general contractor alone model.) The third solution is to use standard communication platforms, i.e. one of the standard open communication protocols such as LonWorks, Ethernet TCP/IP, ModBus etc. and to build a complex control system on this platform, preferably using the components of a single supplier. In comparison with the first option, the supplier selected here is constantly exposed to a competitive environment and his system can at any time be expanded to include other suppliers systems thanks to the use of open communication protocols. Such a supplier has to be capable of advising the customer as to a suitable system, supplying the system while ensuring optimal capital expenditure and providing a warranty and post-warranty service of a high standard. (Paradoxně při modelu řízení stavby pouze generálním dodavatelem je tento způsob realizace řídicích systémů v ČR velmi rozšířený.) Jako třetí řešení se nabízí použít standardní komunikační platformy, tzn. některého ze standardních otevřených komunikačních protokolů, jako např. LonWorks, Ethernet TCP/IP, ModBus atd. a na této platformě postavit komplexní řídicí systém nejlépe z prvků jednoho dodavatele. V porovnání s první možností je zde zvolený dodavatel stále vystavován konkurenčnímu prostředí a jeho systém může být díky použití otevřených komunikačních protokolů vždy rozšířen o systémy jiných dodavatelů. Tento dodavatel musí být schopen zajistit nejen poradenství v oblasti návrhu vhodného systému, dodávku za optimální investiční náklady, ale samozřejmě záruční a pozáruční servis na vysoké úrovni. Otevřené komunikační protokoly V oboru automatizace budov nabízí možnost použití plně otevřeného komunikačního protokolu řada společností, nejrozšířenější platformu mezi otevřenými systémy však představuje LonWorks (LON), na níž pracuje přes 3 000 výrobců systémů řízení budov. Tento systém využili investoři pro řízení mnoha komplexů po celém světě, otevřené systémy LonWorks postupně získaly dominantní pozici na konkurenčně nejvyspělejších trzích, jako USA, Skandinávie, Velká Británie a Německo, rychle se rozvíjejí i v dalších zemích včetně ČR. Klíčová projektová fáze a kontrola při realizaci Sektor komunikací a řídicích systémů se v posledních letech razantně vyvíjí. Jde o poměrně složitou, technicky specializovanou oblast, jež není běžně zcela známá. Proto je třeba si uvědomit důležitost správného zadání projektu (a samozřejmě dodržení tohoto zadání), čímž se lze vyvarovat v budoucnu řadě problémů. Podstatným faktorem je také důsledná kontrola realizace. Mnohdy bývají původně navržené systémy se standardní otevřenou komunikací nahrazeny systémy uzavřenými, důvodem je zejména poměrně malá motivace stavebních firem revidovat dodržení zadání od subdodavatelů řídicích systémů, neboť generálnímu dodavateli málokdy přináší systém řízení přidanou hodnotu, stavební firma zpravidla není na následných provozních nákladech objektu nijak zainteresována. Lídr v oboru otevřených systémů Významným inovátorem patřícím mezi světové lídry v oboru je společnost Schneider Electric, která pro své řídicí systémy (MaR, CCTV, přístupové systémy, monitoring) používá pouze otevřené standardní komunikace. Se svými systémy inteligentních budov, zejména pod svou značkou TAC, patří mezi nejrychleji rostoucí společnosti v tomto segmentu. Pod dalšími značkami společnosti Schneider Electric lze najít také řešení pro strukturovanou kabeláž (Infra+), napájení a zálohování jištění, zabezpečení, monitoring a řízení spotřeby elektrické energie (Merlin Gerin, Telemecanique) atd. Schneider Electric optimalizuje provoz řady významných komplexů po celém světě. Požadavky na otevřené systémy jsou dnes již takřka samozřejmostí v USA (např. Rockefeller Center New York, Rollex), ve Velké Británii (nejvyšší budova v Londýně pojišťovna RE), Skandinávii (Telecom Norsko) či v Německu (Lufthansa). Zajímavou realizaci představuje také jeden z největších současných evropských developerských projektů Zlote terasy ve Varšavě, kde je použit právě systém TAC společnosti Schneider Electric s otevřenými komunikacemi. However, LonWorks (LON) is the most prevalent open systems platform, with over 3,000 manufacturers of building control systems currently working on it. Investors have used this system for operating several complexes worldwide and LonWorks open systems have gradually secured a dominant position on the most advanced competitive markets, such as the US, Scandinavia, the UK and Germany and is quickly gaining momentum in other countries including the Czech Republic. This is a relatively complex, technically specialised field which is generally not entirely well-known. It is therefore necessary to recognise the importance of having the correct project design development document (and of course ensuring compliance with same). This enables a range of problems to be avoided in the future. Rigorous implementation controls are also a major factor. In many cases, the standard open communication systems originally proposed are replaced with closed systems. The reason for this, in particular, is relatively low motivation on the part of construction firms to check compliance with specifications from sub-suppliers of control systems as the general contractor seldom provides a value-added control system and as a rule the construction firm is in no way interested in the subsequent operational costs of the building. Leader in the field of open systems Schneider Electric is a world leader and major innovator in this field using only open standard communication for its control systems (MaR, CCTV, access systems, monitoring). With its intelligent building systems, in particular under its TAC brand, it is among the fastest growing companies in this sector. Through its other brands, Schneider Electric also provides solutions for structured cabling (Infra+), supply and back-up protection, security, monitoring and electrical energy consumption control (Merlin Gerin, Telemecanique) etc. Schneider Electric is currently optimising the operation of several major complexes worldwide.
